Thank you for choosing to stay with us at Bairnkine CL — we hope you enjoy your stay. Please find below the terms and conditions that apply to our site (Bairnkine CL, Jedburgh, TD8 6PH). If anything is unclear, please get in touch before you book.
Bairnkine Farm is not responsible for circumstances such as a car breaking down, illness or bad weather that could cause you to be late or to cancel your stay. For this reason we recommend that you take out travel insurance, so that if you have to change or cancel your trip you can recover your deposit or booking fee from your insurer.
We abbreviate Certificated Location to ‘CL’. We use the word ‘outfit’ as a generic term for a motorhome or a caravan towed by a car.
Our operating certificate is issued by the Caravan and Motorhome Club under Paragraph 5 of the First Schedule of the Caravan Sites and Control of Development Act 1960.
Pitch fees effective from 1st January 2026 are £20 per outfit, per night. Your pitch fee includes 10 units (kWh) of electricity (16 amps) per night, which is enough for most outfits in summer and keeps electricity use responsible. If you need more, additional units can be purchased from us during your stay between 9am and 6pm, in £5 or £10 increments. There is no charge for the use of our Wi-Fi.
If you need to cancel your booking, please let us know as soon as possible so that we can re-offer the pitch.
For one-night stays, the full fee of £20 is payable at the time of booking. For longer stays, a deposit of £20 is payable at the time of booking. These payments are refundable if we can re-let the pitch, less a £1 admin charge. Payment can be made by Stripe, BACS or cheque.
The balance of your pitch fee is payable on your day of arrival by BACS, cash or cheque made payable to ‘M & L Tile’ — though we would prefer electronic payment where possible. If you choose to leave early, your pitch fee is not refundable or transferable.
Three or more outfits arriving together are required to pay the balance of their pitch fee in full one month before arrival. This payment is non-refundable and non-transferable. (In our experience, large groups are more likely to cancel if one of the group falls ill, and the impact on our business is greater than that of an individual cancellation.)
Please stop at the site gate and check the Pitch Board on the left of the gate — it will confirm where you are pitched. If in doubt, please telephone Lucy on 07798 655248 or Matt on 07836 230553.
You may be asked to produce your Caravan and Motorhome Club membership card on arrival. If you cannot prove current membership of the Club, we reserve the right to ask you to leave, and your deposit will be forfeited.
Please arrive after 1pm and vacate your pitch before 12 noon on your day of departure. Where possible we will do our best to accommodate earlier arrivals or later departures — our main concern is to have no more than 5 outfits on site at any one time.
We allow a maximum of 2 dogs per outfit. You are required to keep your animal(s) under close control at all times and to clean up after them. Please let us know if you wish to bring more than two dogs. Dogs must not be off the lead anywhere on the CL site or on the farm.

CLs are intended for recreational purposes, and our expectation is that guests bring one car as the towing vehicle. Large motorhomes occasionally bring a car as a ‘runaround’ vehicle. If you wish to bring more than one car, please arrange this with us in advance — we will need the registration numbers of any additional cars so that we know who’s who on site.
We do not allow the charging of electric cars, as it would not be economic based on our low nightly pitch fee.
We have 16A hook-ups and charge a flat-rate pitch fee that includes 10 units (kWh) per day. You can purchase more units from us if necessary — £5 or £10 — between 9am and 6pm.
For economy and fire safety, please switch heaters off unless you are on site.
In line with Caravan and Motorhome Club rules, we reserve the right to refuse acceptance of, or to terminate the visit of, any person whose conduct — or that of their animals — is detrimental to us or to our other visitors.
We will do our best to accommodate special needs or disabilities. Please explain your needs at the time of booking, in case we need to make special arrangements.
We will not be held responsible for any loss or damage, however caused, to your property or vehicles, or for any injury to you or your visitors whilst staying on our CL.
We sometimes take photographs of the CL for our Facebook page or website. Please let us know if you would prefer that we don’t include you.

We reserve the right to change these conditions from time to time as we see fit, and your continued use of the site will signify your acceptance of any adjustment to these terms.
